Property Rent Guarantee & Legal Expense Cover

Even the best of tenants sometimes experience difficult times through redundancy, business failure, accident, sickness and relationship splits... situations that can happen to anyone and often through no fault of their own. Under these circumstances, even the most efficient letting agent may not be able to collect the due rent.
For most Landlords, receiving the rental income each month is number one priority but of course a tenant requiring legal evicting can be a worrying time. The rent guarantee & legal expense policy will provide cover in various ways but the basic terms are:
• The policy will cover rent payments for up to a maximum of 12 months
• 50% of the rent is paid for up to 3 months after vacant possession has been obtained whilst a new tenant is being found
• Cover is available for all types of qualified tenants such as self-employed, students and companies
Legal expenses cover means landlords don’t pay legal costs for disputes. In the case that you experience problem tenant(s), you will be protected for legal costs relating to disputes with your tenant(s) or unauthorized occupants.
.• Full legal cover against eviction costs and any breach of the tenancy contract as well as cover to evict any un-authorised occupiers
• Up to £50,000 of legal expense cover
• Handling of the entire process to obtain vacant possession plus recovery for damaged costs
As part of our Management Service we will take care of all the application forms, paperwork and administration required for this policy on your behalf. Also for your information, the whole premium can be written off against tax.
